I am the proud father of four amazing children, three young men aged 24, 20, and 18, and my little princess who is 7 years old. My greatest joy in life is seeing my children grow up to be successful, ambitious, intelligent, and kindhearted individuals who contribute positively to society. As a father, I believe that true success is when your children surpass your own achievements. That's why I have dedicated myself to raising my children to be the best version of themselves. I am happy to say that all of my children have accomplished great things at their age. They are all homeowners, real estate investors, and college-educated. Two of them are even pursuing a Medical Doctor degree, while also working towards building generational wealth. Additionally, I am an Orlando businessman and a real estate investor. I currently hold the position of President and CEO at a Mortgage Brokerage Firm. With over 22 years of experience in the financial industry, I have had the privilege of working with reputable institutions such as Bank of America, Chase, Wells Fargo/Wachovia Bank, Suntrust Bank, and more. Throughout my career, I have embraced entrepreneurship and gained a deep understanding of the complexities of the financial sector. This unique perspective has driven me to prioritize helping low to moderate-income and middle-class families achieve their dream of homeownership. If elected, I will utilize my expertise in business operations, mortgages, real estate, and financial principles to make well-informed decisions that promote economic growth, affordability, and financial literacy within the district and its surrounding areas. Democratic Candidate for Florida’s Congressional District 10
I am committed to making a difference in Central Florida by helping to reduce monthly rent in my district by up to $500, ensure that everyone has access to affordable housing, and work with every member of Congress to solve the housing crisis across the nation. I aim to create new opportunities for homeownership in Central Florida by utilizing existing and modified FHA, VA, USDA, and Conventional underwriting program guidelines and credit requirements. Additionally, I strive to make Down Payment Assistance more accessible, streamline the process, and eliminate wait times. I am dedicated to advocating for the middle class and empowering the lower class. Furthermore, I will take measures to address gun violence and promote community policing.
The middle class was once seen as a great achievement that instilled pride. However, it is disheartening to acknowledge that being in the middle class does not guarantee stability anymore, as homelessness can still be a reality for so many middle class families. This is an unacceptable situation that needs urgent attention. To address this issue effectively, we must have a Congressman who understands the intricate nature of the problem, offers innovative solutions, and has a solid background in the financial industry. WADE DARIUS is the sole candidate who possesses the necessary qualities and experience to serve as a Congressman for Florida Congressional District 10 and provide the much-needed support for those in need.
If you're familiar with FHA, you know that it's the only Government program that isn't funded by taxpayers. The FHA currently offers the "FHA Streamline Refinance" program, which allows individuals with an FHA loan to refinance if they have made 6 consecutive on-time monthly payments. To expand on this, I propose the introduction of an "FHA Streamline Purchase" option. Under this new guideline, buyers would be able to purchase a home using the same debt-to-income ratio calculation as long as they have been making their monthly rent payments on time for at least 3 years, with no 30-days past due rent and no evictions within the last 5 years. All existing FHA credit requirements, such as credit score, credit profile, asset calculation, income calculation, appraisal, etc., would still apply. Additionally, the down payment assistance program would be assessed using a similar risk assessment approach as the successful Florida Hometown Hero Program. This means that the responsibility of handling down payment assistance would be given to professionals and mortgage underwriters who have a deep understanding of FHA guidelines and mortgage risks.
To promote a sustainable and balanced market, it is crucial to ensure fair competition and empower both sides. The law of supply and demand will naturally take its course. - With a significant increase in new buyers entering the market, there will be a rise in apartment vacancies. This will create a need for landlords to lower prices in order to attract new and qualified renters. - As a result, apartments will experience fewer evictions and reduced legal fees, which often consume a significant portion of their budget. With tenants motivated to pay rent in order to qualify for a mortgage through the FHA Streamline Purchase program, landlords can expect improved financial stability. - Additionally, apartment owners and small investors will take proactive steps to enhance their properties. This includes making them safer, cleaner, and overall more appealing to renters, in order to gain a competitive advantage in the evolving market.
In this program, landlords of any size will need to report all rental payments to all three credit reporting agencies. Additionally, late fees can only be charged if the renter is over 15 days late, and the maximum late fee allowed per occurrence is $100. Under this program, sellers and builders will be obligated to cover up to 2.5% of the commission for the selling agent. Buyers will have the freedom to choose any real estate agency without signing an exclusive agreement with a specific firm. Dual brokerage compensation will be allowed, which means that a listing agent can also act as a selling agent. However, the listing agent must demonstrate that the property was properly advertised and that the accepted offer is superior to any other offers from different selling agents for the same property. Furthermore, regardless of whether the seller is a builder or an individual, no restrictions can be imposed on the buyer's choice of a preferred lender or mortgage brokerage firm. If a seller or builder chooses to do so, they will be responsible for covering all of the buyer's closing costs, regardless of the amount, while the buyer will only be responsible for the minimum FHA down payment of 3.5%. The interest rate offered must also be comparable to any other lender. In addition, sellers or builders should not reject an offer based on the financing type, as long as the buyer has been pre-approved by a licensed local lender or mortgage brokerage firm. Any builder who fails to comply with the requirements of this program may be subject to a fine of up to $25,000 per occurrence.
The program aims to restrict Hedge Fund investors from purchasing large quantities of properties in urban and suburban areas. By doing so, it will prevent the excessive market price hikes caused by cash corporate buyers and create a level playing field for small and local investors. This initiative is crucial in curbing the ongoing gentrification in Orlando and other cities nationwide. It is important to acknowledge that Wall Street is actively acquiring homes and artificially inflating property values, with the ultimate goal of transforming cities into high-rise residential areas. WADE DARIUS IS THE SOLLUTION. I am the ideal candidate for this opportunity as I possess extensive knowledge and experience in various roles within the banking industry, including Senior Mortgage Underwriter, Loan Officer, and Lost Mitigation departments for top U.S. banks such as Bank of America, Wells Fargo, Chase Bank, Suntrust (now Truist Bank), Wachovia Bank (now Wells Fargo), and a risk management firm. This presents a win-win situation for all parties involved. Additionally, I am committed to addressing the affordability issue in housing and making lives better within Central Florida.
We must show our support for Israel and send a clear message that we stand against the Iranian regime and Hamas. It is important to acknowledge that Hamas is considered a terrorist group by many and there are calls for its eradication. However, it is crucial to distinguish between Hamas and the Palestinian people, as they do not represent the entire population. It is not fair to generalize the actions of Hamas to the entire Palestinian community. Furthermore, it is important to recognize Israel's right to self-defense and protection against threats posed by groups like Hamas. Iran's support for these groups, along with their aggressive behavior, should be condemned. It is necessary to stand in solidarity with Israel and send a clear message to Iran that such behavior will not be tolerated.
Haiti is in dire need of assistance from the international community as its government has collapsed and violent gangs have taken control. It is crucial to recognize that Haiti was the first freed black nation and its people have a strong spirit of resilience and resistance against oppression. Until the Haitian people regain control of their destiny, the current situation will continue to repeat itself. Rather than a hostile takeover, Haiti and its leaders are requesting help. It is important for us to listen and provide the necessary assistance, allowing the Haitian people to address the issues and establish a fully elected president and parliament to restore order and peace in the nation. There are capable and suitable leaders who are seeking to make a positive difference, and their voices should be heard. By bringing them together at the round table, we can help them select an interim Prime Minister and support the process of democratic elections. We should stand in solidarity with whoever the nation elects as president, without interfering in their internal affairs or exploiting their resources. It is time for the international community to do what is morally right and just. I believe that HAITI has the potential to regain its former glory with the right leaders in place.
It is imperative for America and our allies to consistently convey to Russia that the sovereignty of a nation is not to be trifled with. The act of reshaping the map and annexing land that rightfully belongs to other countries is unacceptable. Although this conflict has persisted for an extended period, we must ensure that Russia comprehends our unwavering commitment to supporting Ukraine and its people. We will continue to stand with Ukraine, and we urge our allies to do the same. It is crucial for Putin and his associates to vacate Ukraine, allowing the nation to rebuild and create a secure environment for its citizens to live in peace.
